§ 157.048 C-2 GENERAL COMMERCIAL DISTRICT.
   The regulations of this district are designed to permit business use along major arterials where uses are undergoing transition from residential to business.
   (A)   Permitted uses and structures.
      (1)   Auditoriums, libraries and museums operated by nonprofit organizations;
      (2)   Single-family, 2-family, and multi-family residences;
      (3)   Retail stores, sales and display rooms and shops;
      (4)   Offices;
      (5)   Hotels and motels;
      (6)   Financial institutions;
      (7)   Eating and drinking establishments;
      (8)   Personal service establishments;
      (9)   Business service establishments;
      (10)   Establishments offering repair services on items brought in by customers;
      (11)   Filling stations;
      (12)   Amusement and recreation establishments and areas;
      (13)   Wholesaling from sample stocks only, provided that no manufacturing or storage for distribution shall be permitted on the premises;
      (14)   Business schools, studios, vocational schools, not involving processes of a light or heavy industrial nature;
      (15)   Laboratories and establishments for production and repair of eye glasses, hearing aids, and prosthetic appliances;
      (16)   Clubs and lodges;
      (17)   Churches and other religious institutions, except elementary and high schools;
      (18)   Public buildings and lands other than elementary and high schools;
      (19)   Parking lots and parking garages;
      (20)   Transportation terminals other than truck terminals;
      (21)   Manufacturing of handicraft products such as jewelry, pottery, needle work, weaving and the like; and
      (22)   Hospitals.
   (B)   Permitted accessory uses and structures. Uses and structures which are customarily accessory and clearly incidental and subordinate to permitted or permissible uses and structures.
   (C)   Special use. After a public hearing, as required in § 157.012(G)(4), other uses may be permitted under a special use if, in the opinion of the Zoning Authority, the proposed use is not offensive or incompatible in keeping with the character of the district.
   (D)   Dimensional requirements. The requirements for residential use shall be the same as in the R-O-I District. The following are the dimensional requirements for commercial uses.
      (1)   Lot area. Other than as provided under “special uses” permissible by the Zoning Authority, or as required to meet other requirements applicable in this district, there are no minimum lot requirements.
      (2)   Yard requirements.
         (a)   Minimum required depth of front yard: 25 feet.
         (b)   Minimum required width of side yard: None except where adjoining a dwelling district, then same as required in that district.
         (c)   Minimum required depth of rear yard: 10 feet, except where adjoining a dwelling district, then same as required in that district.
      (3)   Maximum lot coverage. All structures shall be 60%.
      (4)   Building height. No building shall exceed 35 feet in height, except for flagpoles, antennas, chimneys, and similar accessories to buildings, which are exempt from this height limitation.
   (E)   Off-street parking and loading. Off-street parking and loading shall be provided in accordance with the requirements in §§ 157.080 and 157.082.
