§ 157.040 R-HZ RURAL HOLDING ZONE.
   It is the intent of the R-HZ Rural Holding Zoning to control development and the extension of city utilities and services. It is also the purpose of this district to prevent the premature or improper development of such lands and so to ensure that a reservoir of land is preserved for the subsequent orderly development of the city. All lands included in this district shall be reviewable on application of the property owner and shall be reviewed by the Extraterritorial Zoning Authority at intervals of no more than 5 years.
   (A)   Permitted principal uses and structures.
      (1)   Agriculture, including farming and ranching;
      (2)   Airports and landing fields with prior approval from the Federal Aviation Agency;
      (3)   Cemeteries, including mausoleums;
      (4)   Golf courses;
      (5)   Greenhouses, nurseries, and truck gardening;
      (6)   Single-family dwellings;
      (7)   Public elementary, junior high and senior high schools;
      (8)   Churches, convents, monasteries, seminaries and nunneries;
      (9)   Public parks, playgrounds, playfields and neighborhood community and municipal or other public buildings and uses in keeping with the character and requirements of the district;
      (10)   Home occupations;
      (11)   Riding academies and stables;
      (12)   Guest ranches;
      (13)   Pump or booster stations along a pipeline or substations along an electric transmission line; and
      (14)   Railroad tracks and yards and similar railroad facilities.
   (B)   Permitted accessory uses and structures. Uses and structures which:
      (1)   Are customarily accessory and clearly incidental and subordinate to permitted or permissible uses and structures;
      (2)   Do not involve the conduct of business on the premises, except home occupations; and
      (3)   Are located on the same lots as the permitted use or structure, or on a contiguous lot in the same ownership.
   (C)   Special use. After a public hearing, as required in § 157.012(G)(4), other uses may be permitted under a special use if, in the opinion of the Extraterritorial Zoning Authority the proposed use is not offensive or incompatible in keeping with the character of the district.
   (D)   Dimensional requirements.
      (1)   Lot area. Minimum required lot area shall be 108,900 square feet or 2½ acres and more.
      (2)   Lot corner. See § 157.090(D) for requirements.
      (3)   Lot width. Minimum required lot width shall be 150 feet.
      (4)   Yard requirements.
         (a)   Minimum required depth of front yard: 50 feet.
         (b)   Minimum required width of side yard: 50 feet.
         (c)   Minimum required depth of rear yard: 50 feet.
      (5)   Maximum lot coverage. Fifteen percent of all buildings.
      (6)   Building height. No building shall exceed 35 feet in height, except for flagpoles, antennas, chimneys, and similar accessories to buildings which are exempt from this height limitation.
   (E)   Off-street parking and unloading. Off-street parking and unloading shall be provided in accordance with the requirements in §§ 157.080 and 157.082.
