So that the City Manager may have sufficient information to determine the feasibility of the subdivider’s proposal, it is suggested that the following data be presented for review prior to the filing of an application for approval of a preliminary plat:
(A) General subdivision information describing or outlining the existing conditions of the site and the proposed developments as necessary to supplement the drawings suggested below. This information should include data on existing covenants, if any, land characteristics, and available community facilities and utilities; and information describing the proposal such as number of residential lots, typical lot width, depth and area, location of existing or proposed public schools, parks, and other public areas and facilities which would serve the proposed subdivision and proposed utilities and street improvements;
(B) A location map showing the relationship of the proposed subdivision to the existing public facilities which serve or influence it. Include development name and location; main traffic arteries; elementary, junior high and high schools; parks and playgrounds; convenience shopping areas; and other community features. The map shall show also the scale, a north point, and the date; and
(C) A sketch plan shall be drawn over a topographic survey, showing the proposed layout of streets, lots, and other features in relation to existing conditions. It is suggested that the sketch plan include as much of the data as is listed in § 154.046 as is possible.
