§ 162.062 GENERAL RULES.
   These general rules for yards must also be observed.
   (A)   On lots fronting on two nonintersecting streets, a front yard must be provided on both streets.
   (B)    On corner lots that are lots of record, the buildable width cannot be reduced to less than 28 feet except that there shall be a yard along the side street side of a tract of at least five feet as well as the required side yard on the other side.
   (C)   On corner lots in the C, Ml or M2 Districts that rear upon a residential district, a ten foot yard must be provided along the side street side.
   (D)   Where a frontage is divided among districts with different front yard requirements, the deepest front yard shall apply to the entire frontage.
   (E)   Where a side or rear yard in a commercial district is adjacent to a residential district, the yard shall have a width or depth of 15 feet and provide sight proof landscaping and/or fencing to screen the use from adjacent properties as approved on a site plan per requirements in §§ 162.280 through 162.285.
   (F)   Where a side or rear yard in a manufacturing district is adjacent to a residential district, the yard shall have a width or depth of 50 feet and provide sight proof landscaping and/or fencing to screen the use from adjacent properties as approved on a site plan per requirements in §§ 162.280 through 162.285.
   (G)   In the commercial and industrial districts there may be more than one commercial or industrial building on a lot provided that the required yards be maintained around the group of buildings.
   (H)   Dwelling uses, except hotels, locating in commercial and industrial districts must provide the yards required in the R3 District.
   (I)   There may be two or more related multi-family, hotel, motel or institutional buildings on a lot provided that:
      (1)   The required yards be maintained around the group of buildings;
      (2)   Buildings that are parallel, or that are within 45 degrees of being parallel, be separated by a horizontal distance that is at least equal to the height of the highest building; and
      (3)   Where a multi-family development is adjacent to single-family residential uses, all buildings of the multi-family development shall be set back from the property limits at least 30 feet.
   (J)   Where a lot in the M2 District is adjacent to a lot in an residential district, the building shall be set back from the lot line one foot for each seven feet of building height.
   (K)   Those parts of existing buildings that violate yard regulations may be repaired and remodeled but not reconstructed or structurally altered.
   (L)    On corner lots (lots abutting on two or more streets at their intersections) a front yard shall be provided along each street. The extent of rear yards shall be determined by the extension of rear yard limits of adjoining lots to their intersection, or be extended to the depth provided in the ordinance for the district should they not intersect before that depth is reached.
   (M)   For the purposes of the side yard requirements, a two-family or a multiple-dwelling shall be considered as one building occupying one lot.
   (N)   Motor vehicles, boats, trailers, campers and the like shall not be parked, located or stored in required front yards, provided, however, that passenger automobiles and pick up trucks or vans of class A shall be allowed as that term is defined for purposes of the State Motor Vehicle Code if parked or located on a driveway for only temporary periods of time and in no event more than 24 consecutive hours. This provision shall not be construed to permit parking spaces contrary to § 162.092.
   (O)   Drive-through lanes used for commercial and business purposes are not permitted in the required front, back or side yard setback. This requirement shall exclude residential driveways.
