The following regulations apply to all uses in BI districts:
Minimum lot area: | N/A |
Minimum lot width at building line: | 50 feet. |
Minimum front yard depth: | 25 feet. |
Minimum setback from second street frontage: | Side street on corner lot: 25 feet. |
Rear street on double frontage lot: | 25 feet. |
Minimum side yard: | 7 feet from interior side lot line in. |
Minimum rear yard: | 10 feet from interior rear lot line in. |
Maximum structure height: | 35 feet when permitted by fire regulations (not applicable to church spires, belfries, cupolas, domes, utility and communication towers, chimneys, flag poles, antennae). |
Visibility requirements: | Corner lot: No obstruction between heights of 3 and 10 feet above finished street level within 25 feet of intersection of street rights-of-way lines. |
Private drive: No obstruction over height of 30 inches within 15 feet of street. | |
Off-street parking area and loading area requirements: | See §§ 153.126et seq. Truck terminal: Paved acceleration and deceleration lanes at least 10 feet wide and 100 feet long are required at entrance and exit of terminal site which must have access to and from major street. |
Screening: | See landscaping, supplemental regulations, §§ 153.110et seq. Planting screen, fence or wall at least 6 feet high is required along all interior lot lines abutting any district not separated by a street. |
