(a) Minimum Yard Requirements. Business and industrial buildings or uses shall not be located nor conducted closer to any lot line of an "SR" or "R" District than the distance specified in the following schedule, except as provided in subsection (b) hereof. Minimum yard requirements for mineral extraction operations shall conform to the provisions of Section 1335.03.

Wherever business or industrial uses are separated by a dedicated street bordering a residential district the minimum yard requirements shall be measured from the street right of way.
(b) Landscaping or Screening Provisions. For nonresidential uses abutting "SR" and "R" Districts the minimum yards may be reduced to fifty percent (50%) of the requirements stated in subsection (a) hereof if acceptable landscaping or screening approved by the Planning Commission is provided. Such screening shall be a masonry or solid fence between four and six feet in height, maintained in good condition and free of all advertising or other signs. Landscaping, provided in lieu of such wall or fence shall consist of a strip of land not less than ten feet in width planted with an evergreen hedge or dense planting of evergreen shrubs not less than four feet in height. Parking of automobiles for nonresidential uses may be permitted within ten feet of the boundaries of "SR" and "R" Districts provided screening is installed as specified herein, subject to approval by the Planning Commission.
