No house trailer shall be used as a place of residence or an accommodation for overnight guests unless such house trailer is situated by itself on a plot of ground not less than 9,100 square feet in area, with a minimum front yard setback of 25 feet. The minimum size of such house trailer shall be 12 feet in width and 60 feet in length.
