9-2-1-1: CODES ADOPTED:
   A.   Those certain documents, one (1) copy of each of which are on file in the office of the village clerk, being marked and designated as the international residential code, 2018 edition, including appendix A through and including appendix T, is hereby adopted as the residential code, the international building code, 2018 edition, including appendices C, E, F, G, I, J, and N, is hereby adopted as the building code, the international mechanical code, 2018 edition, including appendix A, is hereby adopted as the mechanical code, the international property maintenance code, 2018 edition, including appendix A, is hereby adopted as the property maintenance code, and the NFPA 70 national electrical code, 2014 edition, is hereby adopted as the electrical code of the village. Those certain documents, three (3) copies of each of which are on file in the office of the village clerk, being marked and designated as the Illinois Energy Conservation Code found at Title 71, Part 600 of the Illinois Administrative Code, is hereby adopted as the energy code, and the Illinois plumbing code found at Title 77, Part 890 of the Illinois administrative code, is hereby adopted as the plumbing code of the village.
   B.   The international residential code, 2018 edition, is adopted for the regulation and governing of the construction, alteration, movement, enlargement, replacement, repair, equipment, location, removal and demolition of detached one- and two-family dwellings and multiple single-family dwellings (townhouses) not more than three (3) stories in height with separate means of egress as herein provided and provides for the issuance of permits, for the collection of fees, and for the making of inspections. Each and all of the regulations, provisions, conditions and terms of said international residential code, 2018 edition, on file in the office of the village are hereby referred to and adopted as the residential code and made a part hereof as if fully set out in this section, with the additions, insertions, deletions and changes, if any, prescribed in section 9-2-1-2 of this chapter.
   C.   The international building code, 2018 edition, is adopted for the regulation and governing of the conditions and maintenance of all property, buildings and structures; by providing the standards for supplied utilities and facilities and other physical things and conditions essential to ensure that structures are safe, sanitary and fit for occupation and use, for the condemnation of buildings and structures unfit for human occupancy and use and the demolition of such structures as herein provided and for the issuance of permits, collection of fees, and making of inspections. Each and all of the regulations, provisions, conditions and terms of said international building code, 2018 edition, on file in the office of the village are hereby referred to and adopted as the building code and made a part hereof as if fully set out in this section, with the additions, insertions, deletions and changes, if any, prescribed in section 9-2-1-2 of this chapter.
   D.   The NFPA 70 national electrical code, 2014 edition, is adopted for regulating the design, construction, quality of materials, erection, installation, alteration, repair, location, relocation, replacement, addition to, use or maintenance of electrical systems in the village and providing for the issuance of permits, collection of fees, and making of inspections. Each and all of the regulations, provisions, conditions and terms of said national electrical code, 2014 edition, on file in the office of the village are hereby referred to and adopted as the electrical code and made a part hereof as if fully set out in this section, with the additions, insertions, deletions and changes, if any, prescribed in section 9-2-1-2 of this chapter.    E.   The international mechanical code, 2018 edition, is adopted for regulating the design, installation, maintenance, alteration and inspection of mechanical systems that are permanently installed and utilized to provide control of environmental conditions and related processes within buildings. Each and all of the regulations, provisions, conditions and terms of said international mechanical code, 2018 edition, on file in the office of the village are hereby referred to and adopted as the mechanical code and made a part hereof as if fully set out in this section, with additions, insertions, deletions and changes, if any, prescribed in section 9-2-1-2 of this chapter.
   F.   The international property maintenance code, 2018 edition, is adopted for regulation and governing of all existing residential and nonresidential structures and all existing premises by establishing minimum requirements and standards for premises, structures, equipment and facilities for light, ventilation, space, hearing, sanitation, protection from the elements, a reasonable level of safety from fire and other hazards, and for a reasonable level of sanitary maintenance; the responsibility of owners, an owner’s authorized agent, operators and occupants; the occupancy of existing structures and premises; and for administration, enforcement and penalties. Each and all of the regulations, provisions, conditions and terms of said international property maintenance code, 2018 edition, on file in the office of the village are hereby referred to and adopted as the property maintenance code and made a part hereof as if fully set out in this section, with additions, insertions, deletions and changes, if any, prescribed in section 9-2-1-2 of this chapter.
   G.   The Illinois energy conservation code found at Title 71, Part 600 of the Illinois administrative code, as may be hereafter amended from time to time, is adopted for the purpose of regulating the design and construction of buildings for the effective use and conservation of energy over the useful life of each building. Each and all of the regulations, provisions, conditions and terms of said Illinois energy conservation code, on file in the office of the village are hereby referred to and adopted as the energy code and made a part hereof as if fully set out in this section, with additions, insertions, deletions and changes, if any, prescribed in section 9-2-1-2 of this chapter.
   H.   The Illinois plumbing code found at Title 77, Part 890 of the Illinois administrative code, as may be hereafter amended from time to time, is adopted for the purpose of establishing rules and regulations for materials, construction, alteration and inspection of all plumbing placed in or in connection with any building within the corporate limits of the village. Each and all of the regulations, provisions, conditions and terms of said Illinois plumbing code, on file in the office of the village are hereby referred to and adopted as the plumbing code and made a part hereof as if fully set out in this section, with additions, insertions, deletions and changes, if any, prescribed in section 9-2-1-2 of this chapter.
