(A) The lot arrangement and design shall be such that all lots will provide satisfactory and desirable building sites, properly related to topography and to the character of surrounding development.
(B) Lot dimensions and areas shall not be less than specified by applicable provisions of the zoning regulations in effect, and shall further conform to the requirements of the regulations of this chapter.
(C) Lots shall be not less in size than the following.
(1) In R-1A zoning districts, a width of 100 feet and an area of 10,000 square feet.
(2) In R-1B zoning districts, a width of 75 feet and an area of 7,500 square feet.
(3) In R-1C zoning districts, a width of 70 feet and an area of 7,000 square feet.
(4) In R-1P zoning district, a width of 60 feet and an area of 6,000 square feet.
(5) In R-2U zoning district, a width of 60 feet and an area of 6,000 square feet.
(6) In R-3, R-3A, and R-3U zoning districts, a width of 60 feet and an area of 6,000 square feet.
(D) Corner lots for residential use shall have an additional width, greater than a corresponding interior lot, that may be necessary to provide appropriate building sites which are not smaller than a minimum interior lot provides.
(E) The minimum longitudinal slope criteria for side and rear lot swales shall be 0.5% where a complete rear yard positive drainage system is provided and shall be minimum 1% where such drainage system is not provided. The use of rear lot swales is discouraged.
(F) A lot grading plan shall be submitted for review and approval as part of the paving and drainage plan.
(G) The Engineering Department shall review and approve as-built lot grades prior to the issuance of a certificate of occupancy.
