9-1-2: BUILDING AND RESIDENTIAL CODES 1 :
   A.   Building Code Adopted: That certain document designated and marked as the 2006 international building code, including appendices C, I and J, and specifically excluding all other appendices contained therein, three (3) copies of which are on file in the office of the town clerk of the town of Parker, and those portions of that document entitled the "Parker amendments to the 2006 international building code, the 2006 international residential code, the 2006 international existing building code, the 2006 international plumbing code, the 2006 international mechanical code, the 2006 international fuel gas code, the 2006 international fire code, and the 2006 international property maintenance code" applicable to the 2006 international building code, three (3) copies of which are on file in the office of the town clerk of the town of Parker, together are hereby adopted as the building code for the town of Parker by reference as if fully set forth herein for regulating and governing the installation, construction, remodeling, alteration, repair and conversion of buildings within the corporate limits of the town of Parker, and it is hereby declared to be unlawful to install, construct, erect, alter, repair, change, move, remove, maintain or use any house, building or structure in the town of Parker, or cause or permit the same to be done, contrary to or in violation of any of the provisions of said building code as herewith adopted by the council of the town of Parker.    B.   Amendments To Building Code; Arizonans With Disabilities Act:
      1.   Public Entities: Standards and specifications set forth in Arizona Revised Statutes title 41, chapter 9, article 8 (Arizonans with disabilities act), and its implementing rules, including "Americans With Disabilities Act Accessibility Guidelines For Buildings And Facilities" declared a public record by resolution 20-1996, as applying to public entities, are hereby adopted and incorporated as an amendment to the international building code adopted in subsection A of this section, and made part thereof as though fully set forth therein. Such standards and specifications shall apply to new construction and alterations and are not required in buildings or portions of existing buildings that do not meet the standards and specifications.       2.   Public Accommodations And Commercial Facilities: Standards and specifications set forth in Arizona Revised Statutes title 41, chapter 9, article 8 (Arizonans with disabilities act), and its implementing rules, including "Americans With Disabilities Act Accessibility Guidelines For Buildings And Facilities" declared a public record by resolution 20-1996, as applying to public accommodations and commercial facilities, are hereby adopted and incorporated as an amendment to the international building code adopted in subsection A of this section, and made part thereof as though fully set forth therein. Such standards and specifications shall apply to new construction and alterations commenced after September 3, 1996. (Ord. 8-1996, 12-17-1996)
   C.   Residential Code Adopted: That certain document designated and marked as the 2006 international residential code and all appendices contained therein, three (3) copies of which are on file in the office of the town clerk of the town of Parker, and those portions of that document entitled the "Parker amendments to the 2006 international building code, the 2006 international residential code, the 2006 international existing building code, the 2006 international plumbing code, the 2006 international mechanical code, the 2006 international fuel gas code, the 2006 international fire code, and the 2006 international property maintenance code" applicable to the 2006 international residential code, three (3) copies of which are on file in the office of the town clerk of the town of Parker, together are hereby adopted as the residential code for the town of Parker by reference as if fully set forth herein for regulating and controlling the erection, construction, enlargement, alteration, repair, moving, improvement, removal, equipping, use, occupying and maintenance of any residential building on premises within the town of Parker, and it is hereby declared to be unlawful to erect, construct, enlarge, alter, repair, maintain, move, improve, remove, demolish, equip, use, occupy or maintain any one- and two-family residential dwellings and multiple-family dwellings, building or premises within the town of Parker or cause or permit the same to be done, contrary to or in violation of any of the provisions of said residential code as herewith adopted by the council of the town of Parker.
   D.   Existing Building Code Adopted: That certain document designated and marked as the 2006 international existing building code, including appendix chapter A and specifically excluding all other appendices contained therein, three (3) copies of which are on file in the office of the town clerk of the town of Parker, and those portions of that certain document entitled the "Parker amendments to the 2006 international building code, the 2006 international residential code, the 2006 international existing building code, the 2006 international plumbing code, the 2006 international mechanical code, the 2006 international fuel gas code, the 2006 international fire code, and the 2006 international property maintenance code" applicable to the 2006 international existing building code, three (3) copies of which are on file in the office of the town clerk of the town of Parker, together are hereby adopted as the existing building code for the town of Parker by reference as if fully set forth herein for regulating and governing the repair, installation, alteration, improvement, removal, relocation of existing buildings, including historic buildings, within the town of Parker, and it is hereby declared to be unlawful to cause or permit the same to be done, contrary to or in violation of any of the provisions of said existing building code as herewith adopted by the council of the town of Parker.
