Each residential unit with living space in excess of 5,250 square feet to have a building permit issued and constructed after the effective date of this section shall have an automatic sprinkler system installed which conforms to the applicable codes and standards referenced in this section. The exceptions are as follows:
(A) Fire flow. Residences which are provided with adequate fire flow as required in Table No. A-III-A-I of the Uniform Fire Code (1997 Ed.) and any amendment thereto; or
(B) New home construction.
(1) All residences to be constructed after the date of this section on lots platted prior to the effective date of this section are required to install automatic fire sprinkler systems if the living space in the house exceeds the following:
(a) Lots platted and/or building permits issued prior to June 24, 2003 - 6,000 square feet;
(b) Building permits issued between June 24,2003 and September 13, 2005 - 4,500 square feet;
(c) Lots platted and/or building permits issued on and after September 13, 2005 - 5,250 square feet.
(2) The term PLATTED means City Council approval of a preliminary plat.
(3) The minimum square footage requirement is for residential living space, exclusive of non- air-conditioned areas of the home, such as garage space.
(4) The term BUILDING PERMIT includes those for residential structures on both platted and unplatted lots and non-agricultural structures in areas zoned Special Activities (SA).
(C) Additions to existing homes. All homes constructed prior to the effective date of this section which have not previously been required to install automatic sprinkler systems shall install an automatic sprinkler system throughout the home if the home becomes in excess of 6,000 square feet with the lawful construction of a new addition to the home.
