(A) Use and area districts established. For the purposes of this chapter, the town is divided into use districts as provided in this chapter.
(B) Maps and boundaries.
(1) The boundaries of these districts are established as shown on a map entitled “The Official Zoning Map of the Town of Palm Shores,” on file in the office of the Town Clerk, which map, with all its explanatory matter, shall be deemed to accompany, be and is made a part of this chapter.
(2) The official zoning map shall be identified by the signature of the Mayor attested by the Town Clerk and bear the seal of the town under the following words: “This is to certify that this is the Official Zoning Map referred to in § 157.006 of the code of ordinances of the Town of Palm Shores, Florida,” together with the date of the adoption of the ordinance, July 14, 1975.
(3) If, in accordance with the provisions of this chapter, changes are made in district boundaries or other matter portrayed on the official zoning map, the changes shall be made on the official zoning map promptly after the amendment has been approved by the Town Council. A zoning number and an ordinance number shall be given to each change and a file of the changes kept by the Building Official. The amending ordinance shall provide that the changes or amendments shall not become effective until they have been duly recorded upon the official zoning map.
(4) If the official zoning map becomes damaged, destroyed, lost or difficult to interpret because of the nature or number of changes and additions, the Town Council may by ordinance adopt a new official zoning map, which shall supersede the prior official zoning map. The new official zoning map may correct drafting or other errors or omissions in the prior official zoning map, but no correction shall have the effect of amending the original zoning ordinance or any subsequent amendment to the ordinance. The new official zoning map shall be identified by the signature of the Mayor attested by the Town Clerk and bear the seal of the town under the following words: “This is to certify that this official zoning map supersedes and replaces the official zoning map adopted (date of adoption of map being replaced) as part of Ordinance No. 75-01 of the Town of Palm Shores, Florida.” Unless the prior official zoning map has been lost, or has been totally destroyed, the prior map or any significant parts remaining shall be preserved, together with all available records pertaining to its adoption or amendment.
