The R-60 Single-Family Residential District is established for the purpose of allowing a slightly higher density than in the R-l District and yet retain the residential character. This District allows single-family homes, home occupations, certain community facilities and certain conditional uses.
1. Permitted Uses. The following uses and structures, and no others, are permitted in the R-60 District.
A. Single-family dwelling.
B. Public parks, playgrounds, and recreation areas, and related buildings operated by a public agency.
C. Schools, public and private.
D. Churches or similar places of worship.
E. Public libraries, museums or similar public buildings.
2. Conditional Uses. The following uses and structures shall be permitted when authorized by the Board of Adjustment.
A. All other uses of a similar character as may be determined by the Board of Adjustment.
3. Accessory Uses. Accessory uses incidental to and on the same zoning lot as the principal use.
A. Private garages or parking areas.
B. Home occupations as provided for in Section 167.06 of this Ordinance.
4. Lot Size. Except as otherwise provided in Section 167.07 of this Ordinance, no building shall be erected or altered on a lot which makes provisions for less than the following:
A. Lot Area: Single-Family – 6,000 square feet
B. Lot Width: 60 feet
C. Lot Depth: 100 feet
5. Lot Coverage. The maximum lot coverage by all buildings, principal and accessory, shall not exceed 40 percent.
6. Yard Requirements. Except as otherwise provided in Section 167.07 of this Ordinance, the following minimum shall apply:
A. Front Yard
(1) 30 feet
(2) Where platted lots have a double frontage or are located at the intersection of two streets, the required front yard shall be provided on both streets.
B. Side Yard
(1) One story, and one and one-half stories
a. Total Side Yard - 14 feet
b. Minimum on One Side - 6 feet
(2) Two and Three Stories
a. Total Side Yard - 18 feet
b. Minimum Side Yard - 8 feet
C. Rear Yard - 30 feet
7. Height Regulations. Except as otherwise provided in Section 167.07 of this Ordinance, the following maximum height shall apply:
A. Principal Structure: 30 feet
B. Accessory Structure: 15 feet
8. Parking Requirements. Two spaces shall be provided for each dwelling unit. See Section 167.04.
