§ 159.046 R-6 MULTIPLE-FAMILY RESIDENTIAL DISTRICTS.
   (A)   Permitted uses. No building or premises improved or unimproved shall be used and no building shall hereafter be erected or altered within any R-6 Multiple-Family Residential District unless otherwise provided in this chapter except for the following uses:
      (1)   Any of the uses permitted in the R-5 Multiple-Family Residential District shall be permitted in the R-6 District.
      (2)   Single-family attached dwellings (group or row dwellings) with a maximum of eight attached dwelling units in a structure.
      (3)   Two-family semi-detached (two-flat type) structures joined by a party wall.
      (4)   Multiple-family semi-detached (two-flat type) structures joined by a party wall.
      (5)   Apartment buildings.
      (6)   Special uses listed as permitted in the R-6 Districts in §§ 159.105 through 159.109, subject to the conditions and procedures outlined.
   (B)   Floor area ratio. The maximum floor area ratio of buildings and structures on a zoning lot shall not exceed 1.5.
   (C)   Height of buildings. The height requirements for single-family detached, semi-detached, or attached dwellings and two-family detached dwellings shall not exceed 2-½ stories or 35 feet, whichever is lower. The height requirements for multi-family dwellings shall be three stories or 40 feet, whichever is lower.
   (D)   Yard areas. No building shall be erected or enlarged unless the following yards are provided and maintained in connection with such building, structure, or enlargement. Use of a Planned Unit Development will permit reduction of yards; provided the Planned Unit Development respects residential privacy and reduces development monotony through creative site planning.
      (1)   Front yard. Each lot upon which a dwelling is constructed shall have front yard of not less than 30 feet.
      (2)   Side yard.
         (a)   On each lot upon which a dwelling is constructed, there shall be a side yard on each side equal to not less than 15 feet with an additional five feet required for each story of the buildings above two stories. The combined total of the side yards for interior lots shall be not less than 30 feet, and the combined total for corner lots shall be not less than 45.
         (b)   On corner lots there shall be maintained a front yard equivalent to the required front yard of 30 feet on all sides of the lot that adjoins a street.
      (3)   Rear yard. Every lot or parcel of land, upon which a building is constructed shall have a rear yard of not less than 40 feet.
      (4)   Yards (for nonresidential permitted uses and special uses). Front, side, and rear yards as required for single-family dwelling uses for buildings less than 35 feet in height, but for a building 35 feet or more in height, each yard, front, side, and rear, as required for single-family dwellings, shall be increased in width or depth by two feet for each additional one foot of building height over 35 feet.
   (E)   Court standards. Inner courts shall not be permitted and the requirements for outer courts shall be the same as required in § 159.045(E) for dwellings in the R-5 Multiple-Family Residential District.
   (F)   Floor area per dwelling. The minimum floor area for the one-story, two-story, or multi-level single family structures shall be the same as required in the R-3 Single-Family Residential District. All other types of dwelling units permitted in the R-6 Multiple-Family Residential District shall have the same minimum floor area requirements as stipulated in § 159.044(E) of the R-4 Multiple-Family Residential District.
   (G)   Lot area.
      (1)   For single-family detached dwellings, not less than 7,500 square feet.
      (2)   For two-family detached (two-flat) dwellings, not less than 3,750 square feet per dwelling unit.
      (3)   For single-family semi-detached and attached dwellings, as follows:

   (H)   Lot width. Not less than 60 feet at the required front yard line.
   (I)   Off-street parking. Parking spaces in accordance with the provisions set forth in §§ 159.135 through 159.147.
   (J)   Off-street loading (for nonresidential permitted uses and special uses). Loading berths in accordance with the provisions set forth in §§ 159.135 through 159.147.
   (K)   Maximum building coverage. Maximum building coverage on a zoning lot shall not exceed 35%.
