§ 159.013 ATTACHMENTS TO RESIDENTIAL HOUSES.
   (A)   A screen room attached to the rear of a single family detached structure shall be used as a seasonal screen room only and shall comply with the following stipulations:
      (1)   90% of the wall and door space shall be covered by screening material.
      (2)   No other covering shall be installed in or over the wall or door space such as glass, vinyl, canvas and not limited to same in the 90% of screening area.
      (3)   Roof structure shall be designed to support live, dead, snow and wind loads per B.O.C.A. Code requirements of § 150.020.1.
      (4)   Screen room structure may be of post and beam construction type at minimum with post and beam structural requirements as per B.O.C.A. Code § 150.020.1.
      (5)   Screen room structure shall not be built on floating concrete slab or floating wood deck.
      (6)   All exposed wood to be sealed from the weather elements or pressure treated or naturally durable wood (redwood or cedar).
      (7)   Gutters and downspouts with splash blocks required.
      (8)   There shall be no encroachment into the side yard setback requirements of the Zoning Code.
      (9)   Any rear yard encroachment shall not require a zoning variance and said variance shall not exceed 33% of the rear yard setback requirement of the Zoning Code.
      (10)   Electric is not required, however if installed shall comply with the National Electrical Code, § 150.105 and all outlets shall be of G.F.I. protection type.
      (11)   When the underside of the roof is enclosed with a ceiling, the attic air space shall be properly ventilated per B.O.C.A. Code, § 150.020.1.
      (12)   Heating devices shall not be installed in a seasonal screen room.
   (B)   A roof installed over existing and proposed single family concrete patio slab or wooden deck shall comply with the following stipulations:
      (1)   Roof structure shall be designed to support live, dead, snow and wind loads per B.O.C.A. Code requirements of § 150.020.1.
      (2)   Roof columns shall be supported on concrete pier footings in virgin ground with a minimum of 8" x 42" concrete pier below grade and columns secured to the concrete piers.
      (3)   Roof structure may be of post and beam type construction at minimum, with wall area being 90% open, not to be covered, screened and/or enclosed with any type of material.
      (4)   All exposed wood to be sealed from the weather elements or pressure treated or naturally durable wood (redwood, cedar).
      (5)   Gutters and downspouts with splash blocks required.
      (6)   There shall be no encroachment into the side yard setback requirement.

   (C)   Rooms attached to a residential house that have screens, windows and/or sliding glass doors and/or exterior doors shall be classified as a room addition to the main structure and shall be required to adhere to the Zoning Code, and Building Code, requirements for same.
