§ 159.005 BUILDING HEIGHT, BULK, AND LOT COVERAGE.
   The district regulations hereinafter set forth in this subchapter qualify or supplement, as the case may be, the district regulations appearing elsewhere in the chapter.
   (A)   Pubic, semi-public, or public service buildings, hospitals, institutions, or schools, when permitted in a district, may be erected to a height not exceeding 60 feet, and churches and temples may be erected to a height not exceeding 75 feet if the building is set back from each yard line at least one foot for each foot of additional building height above the height limit otherwise provided in the district in which the building is located.
   (B)   Single-family and two-family dwellings may be increased in height by not more than ten feet when the side and rear yards are increased over the yard requirements of the district in which they are located by not less than ten feet, but they shall not exceed three stories in height.
   (C)   Chimneys, cooling towers, elevator bulkheads, fire towers, monuments, stacks, stage towers, or scenery lofts, tanks, water towers, ornamental towers and spires, church steeples, radio towers, or necessary mechanical appurtenances may be erected to a height in accordance with existing or hereafter adopted ordinances of the village.
   (D)   No accessory building shall be constructed upon a lot until the construction of the main building has been actually commenced, and no accessory building shall be used for dwelling purposes other than by domestic servants employed on the premises.
   (E)   Every parts of a required yard shall be open to the sky, unobstructed except for accessory buildings on the rear yard, and except for the ordinary projections of sills, belt course, cornices, and ornamental features projecting not to exceed 12 inches. Land area coverage of the front yard by impervious surfacing material, or compacted material shall not exceed 40% of the required front yard.
   (F)   Fences may be constructed in accordance with the ordinance or ordinances of the village regulating fences.
   (G)   Open or lattice-enclosed fire escapes, fireproof outside stairways, and balconies opening upon fire towers, projecting into a rear yard not more than five feet and the ordinary projections of chimneys and flues may be permitted by the Administrative Officer.
   (H)   For the purpose of the side yard regulations, a two-family, a group house, or a multiple-family dwelling shall be considered as one building occupying one lot.
   (I)   No space allocated to a building or dwelling group for the purpose of complying with the side, rear, or front yard or court or other open space or lot area requirements of this chapter shall thereafter, by reason of change in ownership or for any other reason, be used to satisfy the yard, court, open space, or lot area requirements of any other building or dwelling group.
   (J)   An open terrace, but not including a roofed- over porch or terrace, may occupy a front yard provided the unoccupied portion of the front yard has a depth of not less than 15 feet. A one-story bay window may project into a front yard not more than three feet. Overhanging eaves, including gutters, may project over the minimum required side or front yard not more than two feet.
   (K)   No usable open space existing or provided shall be reduced below the minimum requirements hereinafter set forth for such usable open space, nor further reduced if already less than said minimum requirements.
   (L)   No off-street parking space or loading space existing or provided hereafter for any building shall be reduced below the minimum requirements hereinafter set forth for such parking space or loading space, nor further reduced if already less than said minimum requirements, except as permitted in §§ 159.105 through 159.109 as a special use.
   (M)   All single-family homes hereafter erected without attached garages shall be located on a zoning lot in such a manner that a detached garage having exterior dimensions of 20 feet wide by 20 feet long could later be constructed without the need of any variances.
