§ 17.04.630 CLASSIFICATION OF MANUFACTURED HOMES.
   Manufactured homes shall be classified by type as to acceptable compatibility or similarity in appearance with site constructed residences.
   (A)   Class A manufactured home. A manufactured home constructed after July 1, 1976, that meets or exceeds the construction standards promulgated by the U.S. Department of Housing and Urban Development that were in effect at the time of construction and that satisfies each of the following additional criteria:
      (1)   The minimum width of the main body of the home, as assembled in the site is not less than 24 feet as measured across 65% of the total length;
      (2)   Has a minimum area of at least 816 square feet;
      (3)   The pitch of the home’s roof has a minimum vertical rise of one foot for each five feet of horizontal run, and the roof is finished with a type of shingle that is commonly used in standard residential construction;
      (4)   The exterior siding consists of wood, hardboard, or aluminum (vinyl covered or painted, but in no case exceeding the reflectivity of gloss white paint) comparable in composition, appearance, and durability to the exterior siding commonly used in standard residential construction;
      (5)   A continuous permanent masonry foundation, unpierced except for required ventilation and access, is installed under the home even if said wall is not structurally required by the manufacturer’s installation specifications; and
      (6)   The tongue, axles, transporting lights, and removable towing apparatus are removed after placement on the lot and before occupancy.
   (B)   Class B manufactured home. A manufactured home constructed after July 1, 1976, that meets or exceeds the construction standards promulgated by the U.S. Department of Housing and Urban Development that were in effect at the time of construction by that does not satisfy the criteria necessary to qualify the house as Class A manufactured home.
   (C)   Class C manufactured home. Any manufactured home that does not meet the definitional criteria of a Class A or Class B manufactured home.
   (D)   Qualified manufactured home. A manufactured home that meets all of the following criteria:
      (1)   Is manufactured on or after July 15, 2002;
      (2)   Is affixed to a permanent foundation and is connected to the appropriate facilities and is installed in compliance with KRS 227.570;
      (3)   Has a width of at least 20 feet at its smallest width measurement or is two stories in height and oriented on the lot or parcel so that its main entrance door faces the street; and
      (4)   Has a minimum total living area of 900 square feet.
   (E)   Certified mobile homes. For purposes of determining appropriateness for placement, certified mobile homes shall have more than 320 square feet of occupied space; be placed onto support system,
in accordance with approved installation standards, as specified in § 17.04.650; and be built prior to the 1976 Federal Mobile Home Construction and Safety Act being 42 U.S.C. §§ 5401 et seq. and be upgraded to be able to receive a ‘B’ seal certifying that the unit has been inspected and in compliance with standards set forth in the HUD Code being 42 U.S.C. §§ 5301 et seq.
