10-5-2-2: GARAGES:
   A.   Attached garages may be constructed with the garage floor slab below the base flood elevation (BFE) in riverine flood zones, if the following requirements are met:
      1.   If located within a floodway the proposed garage must comply with the requirements of section 10-5-2-4;
      2.   The floors are at or above grade on not less than one side;
      3.   The garage is used solely for parking, building access, and/or storage;
      4.   The garage is constructed with flood openings in compliance with section 10-5-1 to equalize hydrostatic flood forces on exterior walls by allowing for the automatic entry and exit of floodwater;
      5.   The portions of the garage constructed below the BFE are constructed with materials resistant to flood damage;
      6.   The garage is constructed in compliance with the standards in section 10-5-1-1; and
      7.   The garage is constructed with electrical, and other service facilities located and installed so as to prevent water from entering or accumulating within the components during conditions of the base flood.
   B.   Detached garages must be constructed in compliance with the standards for appurtenant structures in section 10-5-2-3-6 or non-residential structures in section 10-5-2-3-3 depending on the square footage of the garage. (Ord. 666-20, 10-13-2020)
