Area requirements in an I-2 District are as follows:
(a) Minimum Lot Area. 85,000 square feet.
(b) Maximum Floor Area Ratio. The proportion of floor area of all structures to total lot area may not exceed forty percent.
(c) Minimum Lot Width at Building Line. 175 feet.
(d) Minimum Lot Frontage. 150 feet.
(e) Yards.
(1) Minimum front yard depth. Seventy-five feet.
(2) Minimum rear yard depth. Fifty feet.
(3) Minimum side yard width. Thirty feet.
(4) Minimum side yard width of lot adjacent to residential use. Fifty feet.
(5) Adjacent to Residence Districts. Yards adjacent to Resident Districts must meet the front, side and rear yard requirements, if greater than those required in an I-2 District.
