(a) Village. The Village is interested in the development of subdivisions that are an asset to the community and that do not require an undue amount of services that cannot be paid for out of the increase in taxable income to the governmental body providing such services.
(b) Planning Commission. Guidance of land design in a subdivision is a primary responsibility of the Planning Commission. Land use objectives are important in considering the development of the land to its highest degree of utilization.
The Commission's role as coordinator of the development activities is important in coordinating the proper officials' review of the proposed subdivision and certifying the plans in accordance with the laws of the State governing subdivisions.
(c) Council. Council will review a plat for problems relative to the dedication of streets and public open spaces.
(d) Street Commissioner. All plans, profiles and specifications for the construction of streets and drainage structures shall be reviewed by the Street Commissioner in order to ensure both soundness of design and conformity with established standards. The installation and design of permanent monuments shall also be reviewed by the Street Commissioner.
(e) County Health Department. It is important when a subdivision is proposed that the County Health Department be contacted for a proper review. The Department may assist in the checking of available potable water supply and the sanitary sewerage requirement that must be met for the area in which the subdivision is to be developed. All detailed plans for sewerage systems shall be approved by the Department to ensure compliance with established standards and guidelines.
(f) County Recorder. The subdivision plat shall be filed with the County Recorder after it is properly approved.
