In addition to the requirements established in this chapter, the subdivider is required to follow other laws, rules, and regulations which have been duly adopted under state law, which apply to all subdivision plats. In particular, the subdivider is required to comply with the following laws, rules, and regulations:
(A) All applicable state and local statutory provisions;
(B) The town Zoning Ordinance, Building Code, and all other applicable laws and ordinances of the appropriate jurisdictions;
(C) Adopted plans of the town, including but not limited to the Comprehensive Plan, thoroughfare plan, as shown in the Comprehensive Plan, parks plan, master water plan, master electric plan, master sewer plan, master utilities plan and capital improvements program, including all streets, drainage systems, and parks shown on the Comprehensive Plan;
(D) The special requirements of this chapter and any applicable rules of the County Health Department and appropriate state agencies;
(E) The standards, rules, and regulations of the Indiana Department of Transportation, if the subdivision or any lot contained therein abut a state highway;
(F) The standards and specifications adopted by the Town Engineer and all Boards, Commissions, agencies and officials of the town; and
(G) All pertinent standards contained within still valid planning guides published and adopted by the Area Plan Commission.
