If a tenant has been convicted of or pleaded guilty to a violation of section 2919.25 of the Ohio Revised Code or substantially similar municipal ordinance while the tenant was subject to the rental agreement, the landlord may terminate the tenant's rental agreement or may remove the tenant's name from a rental agreement and may retain the tenant's share of any security deposit.
