(A) Required improvements.
(1) Sidewalks shall be included within the dedicated non-pavement right-of-way of all roads as shown in the table below.
(2) Concrete curbs are required for all roads where sidewalks are required by these regulations or where required in the discretion of the Planning Commission.
(3) Sidewalks shall be improved as required in these regulations. A median strip at least five feet wide shall separate all sidewalks from adjacent curbs.
(B) Pedestrian accesses. The Planning Commission may require, in order to facilitate pedestrian access from roads to schools, parks, playgrounds, or other nearby roads, perpetual unobstructed easements at least 20 feet in width. Easements shall be indicated on the plat.
