(A) On lots of record at the time of enactment of this chapter, side yard requirements may be reduced by 20%; provided, that no side yard shall be less than three feet.
(B) Side yards may be measured to the centerline of adjoining alleys, but in no case shall structures be less than three feet from the alley right-of-way line.
(C) (1) In measuring side yards, the wall of the structure shall be used as a base point.
(2) Chimneys, flues, sills, cornices, eaves, gutters, terraces, steps, uncovered porches, and similar features may project into the required yard.
