(A) Front yard measurements shall be taken from the main wall of the structure and shall not include bay windows, balconies, chimneys, flues, leaders, sills, uncovered porches, or similar features.
(B) In any block where a building line has been established which differs from the required yard, the established line shall set the size of the front yard; provided, that front yard depth shall not be less than ten feet.
(C) Where at least 30% of a block has been developed with varied front yard setbacks, the required minimum shall be the average of the existing front yards; provided, that the front yard depth shall not be less than ten feet in any R District.
