§ 152.041 R-1 ONE-FAMILY RESIDENCE DISTRICT.
   (A)   Permitted uses. Permitted principal uses in a One-Family Residence District are as follows:
      (1)   One-family detached dwellings;
      (2)   Any buildings or structures occupied by or used for churches, Sunday schools, parish houses, public, and parochial elementary and secondary schools, public libraries, museums, and similar public cultural uses, provided that, no such structure shall be located nearer than 25 feet to any lot line in any R District;
      (3)   Essential services, municipal administrative, or public service buildings or properties except such uses as storage yards, warehouses, garages, or similar activities, provided that, no such structure shall be located nearer than 25 feet to any lot line in any R District;
      (4)   Public and civic parks, playgrounds, and community centers;
      (5)   Gardening and general farming, nurseries, and greenhouses, including sale of produce grown on the premises; however, chicken farms, hog farms, or any commercial animal farm shall not be considered as a permitted use, and any building or lot on which farm animals are kept shall be located at least 100 feet from any lot line in any R District; and
      (6)   Country clubs, golf courses, swimming clubs, and similar recreational uses, provided that, any building or structure used in connection with said use shall be kept distant at least 100 feet from any lot line in an R District.

   (B)   Accessory uses designated. Accessory uses permitted in a One-Family Residence District include uses customarily incidental to a permitted use and located on the same lot as such use, include the following uses:
      (1)   Private garages or parking areas;
      (2)   Storage sheds of 144 square feet or less;
      (3)   Swimming pools, as defined in § 152.012, shall require a zoning use and setback permit, and may be permitted as follows.
         (a)   Applicants for installation of a pool shall notify contiguous owners.
         (b)   The Zoning Administrator may:
            1.   Issue the permit;
            2.   Deny the permit; or
            3.   Call for a hearing by the Zoning Board of Appeals.
         (c)   Upon denial of the application by the Zoning Administrator, the applicant may appeal the denial to the Zoning Board of Appeals.
      (4)   Fences:
         (a)   All fences shall be set in a minimum of one foot from the boundary lines;
         (b)   Fences constructed in the front yard shall be no higher than 42 inches from the ground;
         (c)   Fences constructed in the rear and side yard shall not exceed eight feet in height from the ground; and
         (d)   A fence at least six feet in height from the ground shall enclose all swimming pools to prevent unauthorized entry into the pool area.
      (5)   Living quarters of persons employed on the premises;
      (6)   Real estate signs of a temporary nature offering the premises for sale or rent; said signs must be located on private property; except that said signs shall not be erected in such a way as to obscure vision of perpendicular oncoming traffic; and
      (7)   Announcement or professional signs not exceeding four square feet in area; said signs must be located on private property; except that said signs shall not be erected in such a way as to obscure vision of perpendicular oncoming traffic.

   (C)   Accessory uses not prohibited. No accessory use is permitted on a lot separate from the lot containing the primary use, even if the lots are contiguous and have a common ownership.
   (D)   Building height. No principal building in a One-Family Residence District should exceed two and one-half stories or 30 feet in height, and no accessory structure should exceed one story of 15 feet in height, except as provided in §§ 152.070 through 152.078.

   (E)   Minimum lot area, frontage, yard and floor area. The following minimum requirements shall be observed in a One-Family Residence District subject to the additional requirements, exceptions and modifications §§ 152.070 through 152.078:
      (1)   Lot area: 10,000 square feet;
      (2)   Frontage: 75 feet;
      (3)   Front yard depth: 35 feet;
      (4)   Side yard width: 20 feet total, minimum seven feet one side;
      (5)   Rear yard depth: 50 feet;
      (6)   Floor area: 1,050 square feet;
      (7)   Maximum lot coverage 20%; and
      (8)   The setback requirement for accessory uses authorized in divisions (B)(1), (B)(2), (B)(3), (B)(6), and (B)(7) shall be the same as the side yard setback requirements of this section.
