§ 151.019 FINAL PLAT.
   (A)   Filing; information required.
      (1)   (a)   The subdivider/developer, upon completion of all required improvements, or upon the posting of a bond, shall file with Planning Commission the final or record plat of the subdivision for final acceptance. This plat should conform in every respect with the requirements specified herein.
         (b)   The subdivider/developer shall submit the final plat not later than one year after acceptance of the preliminary plat has been granted. The final or record plat of any portion of a larger subdivision, previously having received acceptance, may be submitted for acceptance.
         (c)   Application for acceptance of a part or parts of this larger subdivision may be made beyond one year from the date of acceptance of the preliminary plat with the written consent of the governing body of the municipality; however, improvements shall be installed or bond posted for all parts of the subdivision included in the final plat.
      (2)   The subdivider/developer shall file with the Planning Commission six black line or blue line prints, and also the original tracing, of the final or record plat, and a formal request for acceptance thereof, along with two copies of all covenants or restrictions pertaining to the plat. The municipality shall have 60 days in which to accept the final plat.

   (B)   Review by Municipal Engineer. 
      (1)   The Planning Commission shall then transmit a print and the original tracing of the final or record plat to the Municipal Engineer for the purpose of review.
      (2)   If found to be acceptable, the original tracing will be returned by the Municipal Engineer to the Planning Commission, together with a two-fold certificate showing that:
         (a)   The technical details of the plat itself have been reviewed and found to be acceptable; or
         (b)   All required improvements have been satisfactorily completed, or in lieu thereof, a surety bond has been posted, insuring their installation.

   (C)   Review by County Planning Commission.
      (1)   The Planning Commission shall then transmit, if applicable, a print and the original tracing of the final or record plat to the County Planning Commission for its review.
      (2)   The County Planning Commission shall then forward a letter stating such letter is in conformance with accepted preliminary plats.

   (D)   Acceptance; distribution of copies. The Planning Commission, after the original tracing of the final plat together with the certificates and letter have been received by the Commission from the Municipal Engineer, and provided that, the final plat is found to be in reasonable conformity with the preliminary plat as tentatively accepted, shall transmit five prints of the final plat, along with the original tracing and transparent copy, to the municipality for acceptance. Such final plat shall bear an official notation reading: “Recommended for acceptance this _____day of _____, 20 Signed_________Chairperson of the City of Nashville Planning Commission”. Thereupon, the municipality shall return three accepted prints and the accepted original tracing of the final plat to the Commission, one for the Commission’s files, two for the Zoning Administrator, and the original tracing to the subdivider/developer.
