Maximum sign area square feet:
Wall: The total area of a wall sign(s) for any single business or entity shall not exceed one (1) square foot per lineal foot of building facing a street with a maximum of one hundred twenty (120) square feet each.
Ground: One ground sign shall be permitted for each property. The maximum total area of a ground sign shall be twenty (20) square feet for a freestanding pole sign or up to forty (40) square feet for a freestanding monument sign.
(a)   Each ground sign shall contain the numerical address in Arabic numbers that are at least 8 inches tall.
(b)   Only a monument style sign may be used on any lot that has more than 60 feet of road frontage.
Time and temperature, changeable copy signs, and message centers are counted as a part of the maximum square feet allowed. Variance shall not be granted on the size of message center area (maximum twenty-four square feet) or changeable copy area (maximum fifteen square feet) nor on the size of time and temperature area (six square feet).

Message Center signs shall not be located closer than 100 feet from a residential property.

Maximum sign area square feet:
Wall: The total area of a wall sign(s) for any single business or entity shall not exceed one (1) square foot per lineal foot of building facing a street with a maximum of one hundred twenty (120) square feet each.
Ground: One ground sign shall be permitted for each property. The maximum total area of a ground sign shall be twenty (20) square feet for a freestanding pole sign or up to forty (40) square feet for a monument style sign or up to eighty (80) square feet for a monument style development identification (multi-tenant) sign.
(a)   It shall be the property owner's responsibility to determine if the ground sign area shall be devoted to the identification of the building(s), the anchor tenants, or some combination thereof.
(b)   The ground sign shall contain the numerical address in Arabic numbers that are at least 8 inches tall.
(c)   Only a monument style sign may be used on any lot that has more than 60 feet of road frontage.

Additional Allowances for Sign Area.
Additional sign area is permitted under the following conditions:
   (1)    Large Building Setbacks. Additional wall sign area shall be permitted when a building has a setback greater than 250 feet.
      A.    The additional sign area shall not exceed one-quarter (.25) square foot per lineal foot of primary street frontage of the building, not to exceed an additional twenty-five (25) square feet of sign area.
      B.    The additional sign area for large buildings setbacks shall be permitted only in the form of wall sign(s).
   (2)    Large Frontage. Additional sign area shall be permitted when a lot has a frontage greater than 300 feet.
      A.    The wall sign area may be increased by one (1) square foot of sign area for every ten (10) lineal feet of lot frontage over 300 feet, not to exceed an additional fifty (50) square feet of sign area.
      B.    The additional identification sign area for large lots shall be permitted only in the form of wall signs.
      C.    The additional allowable sign area shall be distributed to one (1) or two (2) wall signs.
   (3)    Large Lots with Narrow Frontage. Additional identification sign area shall be permitted when a lot larger than ten (10) acres has a frontage of less than 300 feet.
      A.    The total sign area on a lot may be increased up to one (1) square foot of sign area for every 1,000 square feet of ground floor area in the principal building, not to exceed an additional fifty (50) square feet of sign area.
      B.    The additional sign area for large lots with narrow frontage shall be permitted in the form of wall or ground signs.
      C.    The additional allowable sign area shall be distributed to one (1) or two (2) signs.
   (4)    Corner Lots, Double-Frontage Lots and Buildings with Side/Rear Entrances. Additional identification sign area shall be permitted when a lot has frontage on more than one street or a building has a customer entrance facing a parking lot and such parking lot does not face the main street.
      A.    The additional sign area shall not exceed one-half (.50) square foot per lineal foot of secondary building frontage, not to exceed a maximum area of twenty-five (25) square feet. The additional sign area shall be calculated for each building unit.
      B.    The additional identification sign area for corner lots and side/rear entrances shall be permitted only in the form of wall sign(s).
      C.    The additional wall sign area may be redistributed along the secondary building frontage(s), provided that the sign area on any building frontage does not exceed one (1) square foot per lineal foot of frontage.
      D.    Bonus wall signs are not permitted on any side wall facing or abutting a residential district.
COMMERCIAL: NC

Additional Requirements:
Second Floor: Window or wall signs may be used to indicate upper floor usage. Window signs shall cover no more than 15 percent of the window. Both window and wall signs shall be no higher than 55 feet above the floor level of the first story.
Maximum Sign Area: Second floor signs shall comprise no more than 33 percent of the total sign area allowed. Where second floors are in use the permitted sign area may be increased by one square foot per 6.5 lineal feet of frontage; 15 square feet maximum additional square footage; 1 additional sign per building.
Buildings with Multiple Business Occupants: Buildings with two or more occupants which have an individual and separate entryway for each occupant shall be permitted one sign per occupant in addition to directional signage. Maximum sign area shall not exceed the total sign area as set forth in the above schedule. Buildings with multiple business occupants who share a common entryway shall be required to provide joint identification signage conforming to the requirements specified for the Central Business District.
Off-Street Public and Private Parking Lots and Parking Garages: Parking facilities may include up to 2 free-standing ground signs. Such signs shall not exceed a maximum height of 12 feet, shall not be located in the public right-of-way and shall not exceed a total of 16 square feet per sign or a total of 32 square feet total sign area for each parking facility.
COMMERCIAL: Office/Institutional District
All uses
