1167.05 DEVELOPMENT STANDARDS FOR SHOPPING CENTERS.
   (a)   Lot Requirements
      (1)   Minimum lot area: Five acres, and the entire site shall be treated as a single lot.
      (2)   Minimum lot width: None, except that the site shall abut a primary public arterial or minor arterial street as designated by the Official thoroughfare Plan, for a minimum total frontage distance of 350 feet, and all parking and yard space requirements must be satisfied.
      (3)   Minimum yard requirements: In all cases, structures shall be set back from right-of-way lines a minimum of fifty feet. All pavement areas shall be a minimum of fifteen feet from right-of-way. Structures shall be set back at least thirty feet from all lot lines. Where lot lines abut residential districts, structures shall be set back a minimum of fifty feet from such lot lines and pavement areas shall be at least twenty feet from such lot lines.
      (4)   Maximum lot coverage: Structures or paved areas shall not cover more than eighty-five percent (85%) of the site. At least fifteen percent (15%) of the site shall be landscaped with natural vegetation.
      (5)   Parking areas shall be no closer to main structures than ten feet.
      (6)   Yard requirements apply to accessory buildings.
   (b)   Building Requirements
      (1)   Maximum building height: Forty feet.
   (c)   Site Development Standards
      (1)   All applicable subdivision regulations, sign regulations, parking and landscaping and all other regulations of this Zoning Ordinance must be satisfied.
      (2)   A service court shall be provided to the rear of structures which shall have a minimum width perpendicular to structures of sixty feet. Such loading areas or courts shall be enclosed by a solid wall, fence, landscaping or an acceptable combination thereof, having a minimum height of seven feet and a maximum height of ten feet.
      (3)   Parking accommodations and a system to handle traffic shall be provided pursuant to a layout plan designed by the owner of the land to be developed, conforming with Chapter 1174, and showing traffic movement, ingress and egress, provisions for delivery and service vehicles, service drives, traffic control points, the number and size of parking spaces, and service areas. Parking areas shall be adequately lighted.
      (4)   Provisions for storm drainage shall be adequate to protect the public and owners of surrounding land.
      (5)   Trash and litter shall be controlled, and stored in container systems which are located and enclosed in a manner to screen them from view.
      (6)    A plan shall be submitted showing expected types of tenancy, building gross square footages, and additional auxiliary uses.
      (7)   The Planning Commission may request additional information from the applicant and attach conditions for approval as are deemed necessary to meet the objectives of this Zoning Ordinance.
      (8)   Outdoor storage and display of merchandise on pedestrian areas is prohibited unless a five-foot strip is left for pedestrian traffic.
