(a) Lot Requirements in the Neighborhood Commercial District are:
(1) Minimum lot area: None, except that lot size shall be adequate to meet all yard and parking requirements.
(2) Minimum lot width: None, except that all lots must abut a public street and have adequate width to meet parking and yard space requirements.
(3) Minimum front yard: Thirty feet. Parking areas shall be at least ten feet from the right-of-way.
(4) Minimum side yard: For structures, fifteen feet, twenty feet when abutting residential districts. For pavement areas, ten feet.
(5) Minimum rear yard: For structures, fifteen feet, twenty feet when abutting residential districts. For pavement areas, ten feet.
(6) Maximum lot coverage: Structures and pavement areas shall not cover more than ninety percent (90%) of the site. At least ten percent (10%) of the site areas shall be landscaped with natural vegetation.
(7) Parking areas shall be no closer to main structures than five feet. Pavement areas adjacent to a residential district or use shall be screened to avoid nuisance and have a minimum height of five feet and a maximum height of eight feet.
(8) Yard requirements apply to accessory buildings.
(b) Building Requirements in the Neighborhood Commercial District are:
Maximum height: Thirty feet. Maximum square footage: 8,000 square feet.
(c) Site Development Requirements in the Neighborhood Commercial District are:
(1) All applicable subdivision regulations, sign regulations and landscaping, and all other regulations of this Zoning Ordinance must be satisfied.
(2) Parking accommodations and loading areas shall be provided pursuant to a layout plan designed by the owner of the land to be developed, conforming with Chapter 1174, and showing traffic movement, ingress and egress, traffic control points, the number and size of parking spaces, and service areas.
(3) Provision for storm drainage shall be adequate to protect the public and owners of surrounding land.
(4) Trash and litter shall be controlled, and stored in container systems which are located and enclosed in a manner to screen them from view.
(5) All service and delivery shall be at the rear of the structures; provided, however, that under hardship conditions provision may be made for service and delivery at the site of the structures.
(6) Outdoor storage and display of merchandise on pedestrian areas is prohibited unless a five-foot strip is left for pedestrian traffic.
