1161.02 DEVELOPMENT STANDARDS.
   (a)   When the use is a permitted or conditional use in the R-1 Single Family District, development standards are those required in the R-1 Single Family District.
   (b)   Lot Requirements for Each Two Family Dwelling in the R-2 Single and Two Family District are:
      (1)   Minimum lot area: 4,500 square feet per living unit.
      (2)   Minimum lot width: Eighty feet; ninety feet for corner lots located on publicly dedicated street right-of-way.
      (3)   Minimum front yard: Thirty feet; forty feet for structures on lots fronting major arterials and major collectors as designated by the Official Thoroughfare Plan.
      (4)   Minimum side yard: Ten feet; provided, however, that the minimum side yard shall be eight feet next to an attached garage or five feet next to a detached garage.
      (5)   Minimum rear yard: Twenty-five feet; provided, however, that the minimum rear yard shall be ten feet for accessory buildings.
   (c)   Building Requirements for Each Dwelling in the R-2 Single and Two Family Districts are:
      (1)   Maximum height: Thirty feet.
      (2)   Floor area minimums:
         A.   1,200 square feet-single family dwelling.
         B.    900 square feet each unit in a two family dwelling.
   (d)   Site Development Requirements in the R-2 Single and Two Family District are:
      (1)   All applicable subdivision regulations and sign, parking and landscaping regulations of this Zoning Ordinance must be satisfied.
      (2)   Parking: Two parking spaces per unit, one space to be either covered or enclosed.
      (3)   Curb cuts: To ensure maximum yard space and to minimize traffic hazards, joint or combined curb cuts shall be provided whenever feasible.
      (4)   Clustering of two family dwellings: Lot area per unit can be reduced to 4,000 square feet on sites having one acre or greater, provided 300 square feet per unit is combined to create a usable green space design, subject to Planning Commission plan approval.
