1160.02 DEVELOPMENT STANDARDS.
   (a)   Lot Requirements for Each Dwelling in the R-1 Single Family District are:
      (1)   Minimum lot area: 8,500 square feet.
      (2)   Minimum lot width: Seventy-five feet; eighty feet for corner lots, located on publicly dedicated street right-of-way.
      (3)   Minimum front yard: Thirty feet; forty feet for structures on lots fronting on major arterials and major collectors as designated by the Official Thoroughfare Plan.
      (4)   Minimum side yard: Ten feet for principal buildings and five feet for detached accessory building.
      (5)   Minimum rear yard: Thirty feet; provided, however, that the minimum rear yard shall be twenty-five feet for lots affected by the radius of cul- de-sac turnaround, and shall be five feet for accessory buildings.
      (6)   Maximum lot coverage: Thirty-five percent (35%).
      (7)   Not to exceed four (4) units per acre.
   (b)   Building Requirements for Each Dwelling in the R-1 Single Family District are: Floor area minimum 1,200 square feet plus garage.
   (c)   Site Development Requirements in the R-1 Single Family District are:
      (1)   Parking: At least two parking spaces, one of which must be enclosed.
      (2)   All applicable subdivision regulations and sign, parking and landscaping regulations of this Zoning Ordinance must be satisfied.
