§ 156.302 CHANGE OF TOWN BOUNDARIES.
   (A)    When properties are annexed into the town, the applicant should request a zoning classification for the property. Such requested zoning classification should be in accordance with the town's Comprehensive Plan. Such request shall be referred to the Planning Commission for a public hearing, study and recommendation to the Town Council. lf no rezoning request is submitted, all territory that may hereafter be granted to or annexed in the town shall be automatically classified in the R-1, Low-Density Residential District, unless the tract is shown on the Comprehensive Plan Future Land Use Map as one of the following classifications which shall then be zoned as described:
      (1)   If the property is recommended for Rural Residential (Rural Neighborhoods in the text), it shall be zoned RR, Rural Residential District;
      (2)   If the property is recommended for Settlement Community, it shall be zoned CC, Community Conservation District;
      (3)   If the property is recommended for Conservation, Marsh & Wetlands (Conservation Open Space in the text), it shall be zoned CO, Conservation- Open Space District. All marsh, marsh islands and other islands which may hereafter be granted to or annexed in the town shall be automatically classified in the CO, Conservation-Open Space District: and
      (4)   If the property is recommended for Recreation Open Space, it shall be zoned CR-O, Conservation-Recreation-Open Space District.
   (B)   If the property requesting annexation is within an area designated as part of a Town Overlay District, the Planning Commission and Town Council shall also consider an ordinance to apply the Overlay District to the property, if annexed, pursuant to their procedures for rezonings under state and local law.
   (C)   An application for annexation shall be submitted to the town in accordance with the applicable requirements of the S.C. Code of Laws, as amended.
