Every principal building in the “MR-1” District shall conform to the requirements indicated below:
Note: detached single-family and two-family dwellings erected in the “MR-1” District shall comply with all applicable regulations of the “MR-1” District.
   (A)   Minimum lot area: 10,000 square feet, 3,000 square feet per unit, whichever is greater;
   (B)   Minimum lot width at the established building line: 80 feet;
   (C)   Minimum lot depth: 100 feet;
   (D)   Minimum setbacks:
      (1)   From front lot line: 25 feet;
      (2)   For both side yard lines: 25 feet;
      (3)   From either side lot line: ten feet;
      (4)   From rear lot line: 25 feet; and
      (5)   From side yard abutting street: 25 feet.
   (E)   Maximum building height: 35 feet;
   (F)   Minimum off-street parking per dwelling unit: two spaces; and
   (G)   Maximum percent coverage per lot: 30%.
