As used in this subchapter, the term PLANNED DEVELOPMENT or PD means a development wherein, in accordance with an approved development plan:
(A) Common open space is reserved;
(B) Various housing types and other structures and uses may be mixed; and/or
(C) Overall average density does not exceed the usual zoning district limit.
