SUBDIVISION shall mean any land, improved or unimproved, or portions thereof shown as a unit or contiguous units on the last assessment roll preceding the effective date of this title which is divided for purposes of sale or lease, either immediate or future, into two or more parcels, lots or building sites within any one-year period.
