10-4-5: LOTS:
   (A)   Lot dimensions shall conform to the requirements of the appropriate zoning classification of the zoning ordinance, but in no case shall a lot have an average depth of less than one hundred twenty feet (120'). In the case of double frontage or reverse frontage lots, the minimum average depth shall be one hundred fifty feet (150').
      1.   Single-family residential lots shall be at least eighty feet (80') in width.
      2.   Duplex (R-1-D) residential lots shall be at least one hundred feet (100') in width.
   (B)   Residential lots which abut upon major streets shall also abut upon a local street. Vehicular access to such lots shall be to the local street only.
   (C)   Lots at right angles to each other shall be avoided where possible in residential areas.
   (D)   Side lot lines shall be substantially at right angles or radial to street lines.
   (E)   Lots shall not cross municipal nor county boundary lines.
   (F)   Double frontage and reverse frontage lots shall be avoided except where essential to provide separation of residential development from highways or primary thoroughfares or to overcome specific disadvantages of topography and orientation. A planting screen easement of at least thirty feet (30'), and across which there shall be no right of access, shall be provided along the line of lots abutting such highways and primary thoroughfares or other disadvantageous use.
   (G)   Lots shall be of sufficient size and area to provide for all required activities such as, but not limited to, parking and loading as required by the zoning ordinance.
   (H)   Corner lots in residential zones shall be considered as having frontage on each street and shall be increased in width by a minimum of twenty percent (20%) to conform with minimum setback lines on both streets.
   (I)   Angular lots in residential zones shall be a minimum width of seventy feet (70') measured at the building setback line. (Ord. 455, 4-21-1997)
