(A) Church. A church or other place of worship may be permitted in an R District subject to the requirements of the district and provided that:
(1) The lot size shall be no less than one acre;
(2) The structure shall have minimum side and rear yards and a front yard at least as great as that required for single-family residences within the district; and
(3) A church parking lot shall be provided.
(B) Golf course. A golf course may be permitted in an R District subject to the requirements of the district and provided that:
(1) All greens and fairways shall be set back at least 20 feet from any property line; and
(2) All trees and structures shall meet minimum setback requirements for single-family residences within the district.
(C) Hospital. A hospital may be permitted in an R District subject to the requirements of the district and provided that:
(1) The lot size shall be no less than three acres; and
(2) The structure shall have minimum side and rear yards of 50 feet and a front yard of at least 25 feet greater than that required for single-family residences within the district.
(D) Kindergarten or nursery. Kindergartens and nurseries may be permitted in an R District subject to the requirements of the district provided that:
(1) Off-street parking requirements in this ordinance are met;
(2) At least 100 square feet of outdoor play area is supplied for each child accommodated;

(3) The entire play area is enclosed by a fence having a minimum height of at least four feet and constructed in a manner that maximum safety to the children is ensured; and
(4) The site contains at least two acres.
(E) Mobile/manufactured home park. A manufactured home park may be permitted in an RM Multi-Family District subject to the requirements of the district and provided that:
(1) The minimum manufactured home park size shall be three acres;
(2) The park shall have minimum side and rear yards of 20 feet and a front yard of at least 30 feet greater than that required for uses permitted as a right in the district;
(3) A manufactured home shall not be occupied by more than one family;
(4) Each manufactured home shall be connected to a community water system and to a sewage disposal system approved by the County Board of Health;
(5) The minimum lot size shall be no less than 3,600 square feet and the minimum stall width is no less than 40 feet;
(6) The minimum front setback requirement for a manufactured home shall be 15 feet from the interior access road right-of-way;
(7) The minimum side yard setback requirement for a stall shall be eight feet;
(8) An unobstructed interior access road right-of-way of at least 30 feet wide shall be provided to serve all trailer stalls. Within the right-of-way there shall be at least an 18-foot road;
(9) Where centrally located waste cans are used, they shall be no further than 150 feet from any lot;
(10) Each manufactured home lot shall be clearly defined by means of concrete or steel or iron pipe markers placed at all corners;
(11) At least 100 square feet for each manufactured home lot in the park shall be provided in one or more locations for community playground and recreation purposes;
(12) No manufactured home park shall be occupied by a greater number of manufactured homes than that authorized in the approved building and inspection permits. No manufactured home park shall be enlarged or extended unless a separate building permit and a separate final inspection permit have been issued;
(13) All dimensional requirements shall be in accordance with and each manufactured home park shall operate in accordance with rules and regulations of the County Health Department relative to the location, sanitation and operation of manufactured home parks;
(14) Travel trailers and motor homes are permitted provided that sewage and waste disposal is properly disposed of as provided in division (E)(4) above; and
(15) The use of on-frame manufactured homes, manufactured homes, on-frame modular homes, motor homes or travel trailers occupied as residences is prohibited in all areas of the town except manufactured home parks. An exception is made for out-of-town guests of residents who may use a manufactured home, motor home or travel-trailer while visiting for a period not exceeding two weeks.
(F) Private club or lodge. A private club or lodge permitted in an R District is subject to the requirements of the district and provided that:
(1) All new sites shall be no less than one acre in size;
(2) The structures shall have minimum side and rear yards of 50 feet and a front yard of at least 25 feet greater than that required for single-family residences within the district; and
(3) Provisions for food, refreshment and entertainment for club members and their guests may be allowed in conjunction with the use if the Board of Adjustment determines that the provisions will not constitute a nuisance.
(G) Public utility building or use. A public utility building or use such as sewage lift stations, pump stations, electrical substations and the like, which do not create excessive noise, odor, smoke, dust and which do not possess other objectionable characteristics which might be detrimental to surrounding neighbors or to other uses permitted in the district may be permitted in any district. Public utility buildings and uses in this case shall not be construed to include post offices, armories, schools, churches and the like.
(H) School. A school located in an R District is subject to the requirements of the district and off-street parking requirements in this ordinance shall be met.
