1145.03 LOT AREA, FRONTAGE AND YARD REQUIREMENTS.
   (a)   The following minimum requirements shall be observed, subject to the modified requirements contained in Section 1157.03:

   (b)   A minimum 1200 square feet of living area and construction of at least a one car garage. (Ord. 24-01. Passed 8-28-01.)
 
   (c)   Minimum Foundation Requirements.
      (1)   Foundation walls to be minimum of 8" thick except 12" block will be required on foundation wall subject to pressures greater than expected by ordinary back fill (i.e., hillsides, high water table etc.)
      (2)   All 8"foundation footers shall be 16" wide and 8" thick.
      (3)   Footers under 12" walk to be 20" wide by 8" deep.
      (4)   All footers must be below frost level at exposed evaluation (three foot).
      (5)   There shall be a minimum of eleven (11) courses of block on all required foundations including both 8" block and 12" block walls.
   Individuals of builders where zoning application is denied by the Zoning Inspector due to failure to meet said requirements may file an application for a building variance which will be heard by the Board of Zoning Appeals in accordance with Village Zoning variance procedures.
