Commencing on the corporation line at the intersection of the centerline of Manchester Road and the Butler County-Warren County line; thence westwardly with such centerline and the centerline of University Boulevard to the intersection of the centerline of Woodlawn Avenue; thence westwardly along such centerline to the intersection of the centerline of Richmond Street; thence northwardly along such centerline to the intersection of the centerline of Fairmount Avenue; thence westwardly along such centerline to the intersection of the centerline of Curtis Street; thence northeastwardly along such centerline to the intersection of the centerline of Girard Avenue; thence westwardly along such centerline to the intersection of the centerline of Yankee Road; thence northwardly along such centerline to the intersection of the centerline of South Main Street; thence northeastwardly along such centerline to the intersection of the centerline of Second Avenue; thence northwestwardly along such centerline to the intersection of the centerline of Carmody Boulevard; thence northeastwardly along such centerline to the intersection of the centerline of Central Avenue; thence northwestwardly along such centerline to the intersection of the corporation line; thence in a general northeastwardly direction with said corporation line and the Great Miami River to the Butler County-Warren County line; thence continuing in a general northeastwardly direction with said corporation line and said County line to a point where both said corporation line and said County line turn southwardly; thence southwardly to a point on said corporation and County line, said point being the northwest corner of Section 5, Town 2, Range 4, Franklin Township, Warren County, Ohio; thence easterly along the northerly line of said corporation and the northerly line of a 173.587 acre tract, S 89 22’ 00” E a distance of 1,033.22 feet; thence continuing along said northerly line of tract and the corporation line S 88 40’ 00” E a distance of 2,373.06 feet to the northeast corner of said 173.587 acre tract, said point also being the intersection of the northerly extension of the westerly line of Manchester Acres Part Two; thence along said northerly extension, the corporation line, and the westerly subdivision lines of Manchester Acres Part Two the following four courses:

(2) S 8 24’ 00” W a distance of 145.95 feet;
(3) S 19 17’ 00” W a distance of 117.48 feet; and
(4) S 25 40’ 00” W a distance of 121.00 feet to a point in the northerly line of Rugby Road (unimproved), said point being the southwest corner of Lot 19 of Manchester Acres Part Two;
thence along the northerly line of Rugby Road and with said corporation line along a curve to the left, an arc distance of 35.32 feet to a point; thence along the corporation line and the subdivision lines of Manchester Acres Part Two, and the easterly lines of said 173.587 acre tract the following three courses:

(6) S 26 58’ 00” W a distance of 305.43 feet; and
(7) S 63 02’ 00” E a distance of 217.80 feet to the westerly right-of-way line of Cincinnati-Dayton Road;
thence along said westerly line and the corporation line, S 26 58’ 00” W a distance of 721.72 feet; thence along the corporation line and the northerly line of a 0.915 acre tract, N 63 02’ 00” W a distance of 133.17 feet; thence continuing along said corporation line and along the westerly line of said 0.915 acre tract, S 26 58’ 00” W a distance of 217.84 feet to the future northerly right-of-way line of Manchester Road; thence along said future northerly line and the corporation line, N 89 51’ 00” W a distance of 351.17 feet; thence along the easterly line of Manchester Acres Part One, and the corporation line, N 1 09’ 00” E a distance of 217.79 feet; thence along the northerly line of said subdivision and corporation line, N 89 51’ 00” W a distance of 1,160.00 feet to the northwest corner of Lot 1 of said Manchester Acres Part One; thence along the westerly line of said subdivision and the corporation line, N 1 09’ 00” W a distance of 217.79 feet to the future northerly right-of-way line of Manchester Road; thence along said future northerly right-of-way line and the corporation line, N 89 51’ 00” W a distance of 884.82 feet to a point in the westerly line of said 173.587 acre tract and the Butler-Warren County line; thence along the westerly line of said tract and said County and corporation line, south fifty feet to the centerline of Manchester Road and point of beginning.
