The Yacht Club District and the regulations set forth in this chapter are hereby established in order to achieve, among others, the following purposes:
(a) To provide in appropriate and convenient locations, zoning districts of sufficient size, but not less than ten acres, for yacht club activity, setting forth the minimum requirements for such a development;
(b) To provide and serve the needs of the community for this type of recreation purpose;
(c) To establish criteria for a planned yacht club area so it may be coordinated with surrounding developments which will constitute a benefit to such surrounding and existing property;
(d) To protect adjacent residential neighborhoods by excluding commercial-type uses or objectionable nuisances; and
(e) To promote the desirable land use and traffic patterns in accordance with the objectives of comprehensive planning.
