(A) The Chairperson of the Planning and Zoning Board and Zoning Officer shall discuss the proposed subdivision with the subdivider and advise him or her of any village plans which might affect the proposed subdivision; the procedural steps, design and improvement standards; and the general plat requirements.
(B) After this discussion, the Zoning Officer (in cooperation with the Village Engineer) shall proceed with the following investigation:
(1) Check the existing zoning of the tract and advise the subdivider if a zoning change is necessary or desirable; and
(2) Inspect the site or otherwise determine its relationship to major street, utility systems and adjacent land uses, and determine any unusual problems in regard to topography, utilities, flooding and the like.
