1321.01 APPLICATION AND ENFORCEMENT.
The Residential Building Code of Ohio, 2019 Edition, as well as any subsequent updates, addenda, or amendments thereto, is hereby adopted and incorporated herein by reference and shall be enforced within Mayfield Village, Ohio as part of the Village's Building Code, as if fully set forth herein, save and except such portions that may herein be deleted, modified or amended. The purpose of the Residential Building Code of Ohio is to provide minimum standards to insure that all One, Two and Three- Family Dwellings or parts and appurtenances thereof shall be constructed, erected, equipped and maintained so as to be safe and sanitary for their intended use and occupancy. 1321.02 REQUIREMENTS AND DEADLINES.
(a) Ohio Administrative Code 4101:8 - Residential Code of Ohio for One-, Two- and Three- Family Dwellings as promulgated by the Ohio Board of Building Standards shall be modified by the amendment, enactment or deletion of the following Sections.
(b) The following amendments are added:
(1) Foundation material for additions or accessory buildings shall match existing foundation materials.
(2) All new construction foundations shall be placed with face brick or other material approved by the Architectural Review Board.
(3) Foundation drainage backfill shall be washed gravel or other approved material and extend to 12 inches of grade.
(4) Foundation drain pipe shall be SDR 3035 or equal.
(5) All framing members except engineered trussed products for dwellings and detached garages shall be minimum 16" o.c.
(6) All sheeting on 24" o.c. truss assembles shall be minimum 5/8".
(7) Reroofing - no more than two roofs shall be placed on any dwelling or detached garage.
(8) Work for every permit issued shall commence within six (6) months of issue and shall be diligently pursued. The following deadlines shall be complied with:
A. New dwelling - one (1) year
B. Additions to dwelling - six (6) months
C. Garage, shed, deck, pool and similar structures - three (3) months extension may be granted by the Building Commissioner provided permittee can show good and satisfactory reasons beyond control that work cannot be completed within the stipulated timeframe. (Ord. 2019-16. Passed 7-15-19.)
