1171.11 AUTOMOBILE SERVICE FACILITIES.
   Automobile service facilities shall comply with the following supplemental regulations, which shall be in addition to all other regulations of this Zoning Code. In the event there is a conflict between these supplemental regulations and other portions of this Zoning Code, the regulations in this section shall govern.
    (a)   Such facilities shall be limited to routine maintenance and service activities, such as engine tune-ups, lubrication, carburetor cleaning and minor repairs. Minor repairs shall not include engine overhauls, automobile painting, automobile body work, or any other repair activity that involves the regular creation of noise, odors or fumes that are detectable beyond the limits of the lot on which the minor repair facility is located.
   (b)   The location shall be on a parcel of land having not less than 150 feet of frontage and a total site area of not less than 22,500 square feet.
   (c)   All work shall be performed within the building.
   (d)   No outside parking or storage of motor vehicles or trailers is permitted, except during daily business hours of operation.
   (e)   Merchandise shall not be displayed outside.
