A subdivision plan which meets the criteria of § 22-404 for lot line relocation plan may be prepared as a final plan for submission to the Borough and shall comply with the following requirements.
A. The lot line relocation plan shall be prepared by a land surveyor registered in Commonwealth of Pennsylvania.
B. Six copies of the plan will be submitted on a minimum sheet size of 18 inches by 24 inches and no larger than 24 inches by 36 inches.
C. Dimensions shall be in feet and degrees, minutes and seconds with an error of closure no greater than 1 foot in 10,000 feet.
D. The plan shall contain the following information.
(1) Cover Sheet.
(a) Title block.
(b) Name of proposed plan, Borough, County, Pennsylvania and plan labeled “Lot Line Relocation Final Plan”.
(c) Name, address, email and telephone number of the recorded owner and any equitable owner of the two effected lots.
(d) Name, address, e-mail and telephone number of professional land surveyor.
(e) Reference to instrument number/deed book, volume and page number and tax parcel number.
(f) A location map drawn to a scale of a minimum of 1 inch to 2,000 feet and north arrow.
(g) Date of plan preparation and revision date(s).
(h) Zoning data in a table form to include: zoning district, minimum lot area, building setbacks, and lot width, density, floor area ratio, impervious coverage, parking, open space, landscape buffer and screening.
(i) Site data in a table form to include: Area of the lots, proposed use, proposed lot numbers, lot and building coverage, density, open space area, area of public right-of-way, public or private water supply and sanitary sewer.
(j) Existing and proposed protective covenants associated with the lands, if any or a note stating that none exist.
(k) A statement listing any approved modification (waivers) of requirements, variances, special exceptions, conditional uses and/or any non-conforming structures and approval dates.
(l) Statement for recordation of the plan with date, instrument number/deed book, volume and page number and tax parcel numbers.
(m) Certification of professional land surveyors with seal and signature for the accuracy of the plan survey.
(n) Certification regarding presence or absence of wetland and flood plan.
(o) Signature block for review of plans by Marysville Borough Planning Commission.
(p) Signature block for approval of the plans by Municipal Borough Council.
(q) Signature block for review of plan by the Perry County Planning Commission.
(r) Signature block for the Borough Engineer for review of engineering aspects of the plan.
(2) Plan Information.
(a) The plan shall be drawn no smaller than 100 feet to an inch. All dimensions shall be in feet and hundredth of a foot.
(b Lot area, bearings and distances and lot numbers. If the remaining acreage is in excess of 10 acres, its boundary and the boundary of the remaining tract shall be described by deed plotting drawn at a legible scale.
(c) North arrow, graphic and written scale.
(d) Name and deed reference of all adjoining land owners with abutting lot lines of both conveying and receiving lot.
(e) Primary control points, which shall be referenced to the PA Plane Coordinate System (NAD 83/92).
(f) Existing and proposed concrete monuments and iron pin markers.
(g) Name of existing public or private streets, and driveways on or adjacent to the lot, right-of-way and cartway width, curb and sidewalk.
(h) Location of easements with bearing and distances and utilities on and/or adjacent to both the conveying and receiving lot.
