For a mobile home to be lawfully kept in the Town, it shall with respect to its structure, conditions and value meet the following requirements:
(a) The mobile home shall not be less than ten (10) feet wide and fifty (50) feet long and have an interior living space of at least four hundred and eighty (480) square feet.
(b) The mobile home shall be placed so there is at least ten (10) feet on any side from any mobile home, residential structure or business structure on the adjoining lot. The only exception to this being if the lot upon which the mobile home is placed is a lot twenty-five (25) feet wide, then the mobile home not wider than twelve (12) feet may be placed on the lot as long as the mobile home is of equal distance from each side.
(c) The mobile home must be set back from the property line facing any main street of at least ten (10) feet but not less than the average setback of adjacent home or structures. Where a lot line borders an alley the setback must be at least three (3) feet from the alley. If adjacent lot is empty the mobile home only need be five (5) feet from the property line, but should another mobile home be placed on that adjoining lot, this mobile home must be placed five (5) feet from its property line to provide for a ten (10) foot distance between the mobile homes.
(d) If the lot is large enough to accommodate more than a single mobile home, then that lot is regarded as a mobile home park subject to any municipal, state or other governmental regulations and laws for such parks.
(e) The mobile home shall be affixed to the land by sturdy underpinning made of a durable material.
(f) There shall be constructed and maintained a walkway, built of hard surface material extending from the mobile home to the sidewalk or street it faces.
(g) The appraised value of the mobile home shall be no less than thirty-five thousand dollars ($35,000).
(h) The mobile home shall be no older than five (5) years from its date of manufacture.
(i) The mobile home must meet all other necessary and appropriate regulations as to its safety and fitness for habitation.
(j) Any replacement of an existing mobile home must occur within sixty (60) days from removal of the previous mobile home.
(k) Mobile homes shall only be placed within the Town’s corporate boundaries where one has previously existed. (Ord. 92-9.)
