Within the territorial limits of this title, a parcel or tract of land may be divided into two (2), three (3), or four (4) lots, plots, sites or other divisions of land, or consolidation of the same number of parcels into a lesser number, for the purpose, whether immediate or future, of transfer of ownership or for building development when: a) the smallest resulting parcel is ten (10) acres or more; b) no new street construction is required; and c) no new easement of access is required. Large tract subdivisions are subject to the procedures and standards set forth in this chapter and are exempt from the procedures and standards for subdivisions as established in other sections of this title.
