For the purpose of this title, certain terms used in this title are defined as set forth in this section.
CODE ENFORCEMENT OFFICER: The city code enforcement officer.
IMPROVEMENTS: Water and sanitary sewer systems, streets and alleys, storm sewers and drainage systems.
LARGE TRACT SUBDIVISION: The division of a tract or parcel of land into two (2), three (3), or four (4) lots, plots, sites, or other divisions of land, or the consolidation of the same number of parcels into a lesser number, for the purpose, whether immediate or future, of transfer of ownership or for building development when:
A. The smallest resulting parcel is ten (10) acres or more;
B. No new street construction is required; and
C. No new easement of access is required.
LOT: A parcel of land intended for transfer of ownership on building development, whether immediate or future. A lot shall have frontage on a public street.
PLAN COMMISSION: The city plan commission.
PROJECT INSPECTOR: The inspector present during construction of improvements.
STREET: Any street intended to serve or provide access to the properties in the subdivision.
SUBDIVISION: The division of a tract or parcel of land into two (2) or more lots, plots, sites, or other divisions of land, or the consolidation of parcels, for the purpose, whether immediate or future, of transfer of ownership or building development; provided, however, that this definition shall not include bona fide large tract subdivisions which result in parcels of ten (10) acres or more not involving any new street construction or easement of access.
