§ 151.006 DISTRICTS AND MAPS.
   (A)   For the purpose of this chapter the village is divided into six classes of districts and four overlay districts as follows:
      (1)   Six districts.
         (a)   Residence A;
         (b)   Residence B;
         (c)   Residence C;
         (d)   Residence D;
         (e)   Business A; and
         (f)   Industrial A.
      (2)   Four overlay districts.
         (a)   Historic;
         (b)   Park;
         (c)   Planned unit development; and
         (d)   Zero lot lines.
   (B)   The boundaries of these districts are established as shown on a map entitled "The Building Zone Map of the Village of Mariemont" dated January 10, 1942, and as amended on March 25, 1996 signed by the Chairperson and Secretary of the Village Planning Commission, and signed by and filed with the Clerk of Village of Council and on all revisions subsequently duly authorized, in particular the Zoning Map attached hereto as Exhibit "A" (See Appendix A).
   (C)   Where a district boundary line divides a lot which was in single ownership and of record April 23, 1942, the use authorized on, and the district requirements of, the least restricted portion of such lot shall be construed as extending to the entire lot; provided, that such extension shall not include any part of the lot which is more than 25 feet from the district boundary line.
   (D)   Where an overlay zoning district exists within one of the six main zoning districts, the regulations of the overlay district as set forth in this chapter shall control and supersede, whenever inconsistent, all existing provisions and regulations of the underlying zone district. Otherwise all existing provisions of this chapter shall govern.
   (E)   Questions concerning the exact location of district boundary lines shall be determined by the Planning Commission according to the rules and regulations adopted by it, in addition to those herein provided:
      (1)   No building shall be erected, reconstructed, or structurally altered for any use, nor shall any building or premises be used other than as permitted in the district in which that building or premises is located;
      (2)   No building shall be erected, reconstructed, or structurally altered to exceed the height limits herein established for the district in which that building is located; and/or
      (3)   Every building hereafter erected shall be erected on a lot as defined herein.
