§ 154.076 CONDITIONALLY PERMITTED USES.
   In the Residential - 2 District, the following uses shall be classified as conditionally permitted uses and may be permitted by the Zoning Board of Appeals, subject to the requirements of §§ 154.270 et seq. and the following conditions:
   (A)   Multiple-family dwelling. Conditions for multiple-family housing development.
      (1)   The minimum lot area shall be not less than one acre.
      (2)   The minimum lot width and depth shall be no less than 150 feet.
      (3)   The minimum lot area per dwelling shall be 20,000 square feet for the first unit and 12,000 square feet for each additional unit.
      (4)   The minimum front, rear and side yard setbacks shall be 50 feet, and this space shall be a non-buildable green space area.
      (5)   No building shall be erected, reconstructed or converted for use as a dwelling unless the minimum gross floor area of 750 square feet per dwelling unit is provided.
      (6)   A STREET for the purpose of this chapter is a public way that provides the principal means of access to a dwelling or abutting property, and is not a right-of-way as described in § 153.080. Streets must be a minimum of 20 feet wide, with a curve radius approved by the Planning Commission. In any case, the curve radius must allow emergency vehicles to make all turns without the wheels leaving the road surface.
      (7)   All accessory structures not attached to the principal structures shall be setback a minimum of 25 feet from the principal building and not less 25 feet from a street.
      (8)   Buildings designed for living purposes shall be separated from each other by a minimum distance of 40 feet.
      (9)   Each building shall consist of no more than four dwelling units. If a condominium declaration is submitted at the time of permitting, each building can consist of one through four units.
      (10)   Dwelling setback from the street shall be not less than 25 feet.
      (11)   An area of land shall be set aside for the purpose of trash and garbage receptacles if individual pickup is not used. Such receptacle area shall be properly screened and maintained (§ 154.193).
      (12)   Each dwelling must have two off-street parking spaces.
      (13)   Driveways in a multi-family development must be a minimum of 20 feet wide, with a curve radius approved by the Planning Commission. In any case, the curve radius must allow emergency vehicles to make all turns without the wheels leaving the road surface.
      (14)   A multi-family housing development may be permitted on a lot of less area or width which was recorded at the time of the adoption of this chapter as amended, and the owner thereof owns no adjoining land, provided the lot area per unit is complied with.
      (15)   All other requirements of the district shall be met.
   (B)   [Reserved]
   (C)   Bed and breakfast inns. See § 154.051.
   (D)   Parks and playgrounds. See § 154.051.
   (E)   Churches. See § 154.051.
   (F)   Cemetery. See § 154.051.
   (G)   Golf course. Conditions for golf course.
      (1)   All principal and accessory buildings shall be located not less than 100 feet from the road right-of-way, and not less than 200 feet from any property line of abutting residentially zoned property.
      (2)   Ten parking spaces per hole shall be provided in addition to one space per 35 square feet of floor area for public assembly.
      (3)   Lighting shall be directed away from adjoining properties.
      (4)   All parking areas shall be located not less than 75 feet from any residential district and 50 feet from the road right-of-way line.
      (5)   All access drives shall be a minimum of 20 feet in width and constructed of a dust free material.
      (6)   Pro-shops and sale of goods incidental to the principal use shall be permitted.
   (H)   Home occupation. See § 154.051.
   (I)   Community swimming pool. See § 154.051.
   (J)   Child day-care center/Type A family day-care home. Conditions for child day-care center/Type A family day-care home.
      (1)   Outdoor playgrounds, tot lots, exercise areas and the like shall be fully enclosed by a fence, the height and design which shall be approved by the Board.
      (2)   (a)   The applicant shall submit a parking and traffic circulation plan to the Board for approval.
         (b)   The design, location, and surface of the parking areas and vehicular approaches shall be so subject to approval by the Board so as to reduce congestion, promote safety and reduce the impact on the residential character of the neighborhood.
         (c)   The plan shall provide for the separation of incoming and outgoing vehicles during high volume periods and shall provide a safe drop-off point for children that will not impede other traffic.
      (3)   An exterior sign is subject to the requirements of §§ 154.210 et seq.
